How It Works
From one description of the problem to quotes you can compare
Tell us what is leaking
Where the damp is, what your meter is doing, and a photo. Takes about a minute, and you only do it once.
Companies in your area quote
Leak detection companies covering your suburb receive the request and come back to you directly.

Leak detection is diagnostic work. A specialist confirms water is escaping, finds exactly where, and tells you what caused it. The repair is a separate job, quoted once the location is known.
This page covers what the work involves, what it costs, and links to every service so you can go straight to the one that matches your problem.
Send your meter reading with all taps closed, plus a photo of any damp patch. That is usually enough to price it.

Close every tap, appliance and outlet, including irrigation and pool top-up. Photograph the water meter, wait 15 minutes without using water, and photograph it again. Movement between the two readings means water is escaping between the meter and your fittings.
Those two dated photographs are the single most useful thing you can hand a specialist, and they support a City rebate application later.
Detection Methods
| Method | What it is used for |
|---|---|
| Acoustic | Pressurised pipes under paving, concrete and soil. The first method tried on most jobs. |
| Thermal imaging | Hot water lines and geyser leaks through tiles, floors and ceilings. |
| Pressure testing | Proving which section of plumbing holds and which does not. |
| Tracer gas | Plastic pipe and dry lines where acoustics cannot pick up the leak. |
| CCTV camera | Drains and sewers, showing cracks, roots and collapses with distances. |
Leak Detection Services Across Cape Town
Water and Underground Leaks
Water leak detection covers the general case. Underground leaks in buried mains are found without digging, and concealed leaks behind walls and under floors are traced before anything is opened.
Pipes and Repairs
Burst pipe repair follows detection. Where a line has failed repeatedly, replacing the run costs less than a third repair, and relining repairs drains without excavation.
Roof, Damp and Waterproofing
Roof leaks enter at one point and appear at another, which is why so many repairs fail. Waterproofing only lasts where the entry point was traced first, and damp is three different problems with three different fixes.
Pools, Gardens and Tanks
Pool leaks are found without draining. Irrigation and storage tank losses hide in plain sight because a wet garden looks normal.
Bills, Insurance and Compliance
A high water bill is usually a hidden leak amplified by the stepped tariff. Insurance reports document cause, and every Cape Town transfer needs a water certificate of compliance.

Request a QuoteWhat Moves the Price
- Timing - after-hours work runs 50% to 100% above weekday rates, plus a call-out fee.
- Where the leak is - a leak under lawn is a short job; the same leak under a cobbled driveway is not.
- Pipe material - metal transmits sound well and is found fast. Plastic at low pressure often needs tracer gas.
- Depth and surface - detection accuracy drops with depth, and reinstatement cost rises with the surface.
- Number of leaks - several small leaks take longer to separate than one large one.
- Property size - more connections and longer runs mean more time on site.
- Whether a report is needed - insurance and rebate documentation adds to the fee.
- Access - restricted hours, sectional title approvals and locked meter boxes all add time.
Leak Detection Cape Town Price Guide
Published market ranges for leak detection and related repair work in South Africa, to give you a sense of where a job is likely to land before anyone visits:

| Water certificate of compliance | From R500 | Required for every Cape Town transfer. |
| Written report for insurer or City | R650 – R1,800 | Often bundled with detection. |
These are indicative market ranges, not a quotation. They are compiled from published South African leak detection and plumbing pricing to give you a starting point for budgeting. They are not the rate card of any company on this platform.
Detection is charged for the diagnosis, not the outcome, and repair is quoted separately once the leak is located. An on-site visit is what turns a range into a number.
What to Check Before Appointing Anyone
- Is the call-out fee included in the quoted price, or added to it?
- What is included in the first hour, and what is the rate after that?
- Which detection methods are covered, and what is charged extra?
- Is a written report with photographs included?
- Is the repair quoted separately, and is making good included in it?
- What happens to the fee if no leak is found?
- Is the plumber PIRB registered, which matters for compliance work?
The cheapest detection quote is frequently the one that charges the call-out separately, bills the report as an extra, and excludes making good from the repair. Compare the inclusions before you compare the totals.

Frequently Asked Questions
How much does leak detection cost in Cape Town?
Domestic leak detection typically runs R1,450 to R3,000, which usually includes the call-out and the first hour on site. Additional hours are billed at roughly R400 to R900.
Emergency and after-hours work runs R600 to R1,300 an hour plus a call-out of R500 to R1,000. Commercial jobs generally start from R4,750.
How do I know if I have a hidden leak?
Close every tap and outlet, then read the water meter twice, 15 minutes apart. Any movement means water is escaping on your side of the connection.
Damp that does not dry out, warm patches on a floor, a musty smell, or a jump in the municipal account with no change in usage are the other common signs.
Does leak detection require digging or breaking walls?
No. Detection is non-invasive. Acoustic equipment, thermal cameras, pressure testing and tracer gas locate the leak through paving, tiles and slab, so only the marked point is opened for the repair.
How long does leak detection take?
A straightforward domestic leak is usually located within one to two hours. Long buried mains, multiple leaks and difficult access take longer.
Can I claim the wasted water back from the City of Cape Town?
The City allows a rebate application for undetected underground leaks, normally covering up to about three months of billing, with one claim per property and the cost shared.
Convenience fixtures such as pools, ponds and irrigation systems are excluded. A dated detection report and the repair invoice support the application.
Is leak detection covered by insurance?
Many household policies cover detection and repair of a sudden burst, but exclude gradual wear and corrosion. Check whether your insurer requires you to use their appointed contractor before booking.
What is the difference between detection and repair?
Detection is the diagnostic work that locates the leak. Repair is the plumbing that fixes it, and it is quoted separately once the location and cause are known.
A detection specialist who proves your plumbing is sound has still done the job you paid for.
Who is responsible for a leak in the street outside my property?
Everything from the water meter into the property is the owner's responsibility. Leaks on the City's side of the connection are reported to the City of Cape Town, which repairs them.
